2018 has been a year of many highlights for Brewer Smith Brewer Group (BSBG). Over the course of the last 12 months the group has continued with its international expansion, completed the handover of some significant projects, started work on others, and has been the recipient of numerous awards for its work. It has also been a year during which the group’s meticulous attention to its international standards has been reinforced, with a number of design workshops held across its global offices. In addition, existing relationships and partnerships strengthened, while new ones were forged, and the group’s standing as a leading design and delivery architect continued to grow. Here, we review the key moments of an action-packed year for the group.
BSBG completed the handover of Masdar N1R early in the year; the first purpose-built eco-residence in Abu Dhabi. The residential development consists of approximately 500 one and two-bedroom units, and was purchased by Etihad Airways for use as employee housing. The project focuses on innovation in sustainability, which resulted in the project winning the Emirates Green Building Council MENA Green Residential Building of the Year 2018 award.
BSBG has worked alongside Omniyat for more than a decade, and announced a new project with the developer early in 2018; Private Residences by Dorchester Collection. BSBG was novated to Roberts Construction for a Design and Build contract, which involves design coordination and delivery of a concept schematic produced by Foster + Partners. BSBG is managing the design teams from detailed design through to completion, working with Foster + Partners to develop and ensure the design intent is upheld.
BSBG’s design for a new mall complex in Jebel Ali was officially named as ‘Festival Plaza’ by owner Al Futtaim Group during the first part of the year. Meanwhile, work on the structure progressed rapidly towards a late 2019 finish. The mall will introduce a second IKEA store to Dubai, as well as including high-end lifestyle, home, shopping and entertainment brands. Festival Plaza features 64,800 sq. metres of leasable space, and is set to host approximately 100 retail outlets.
Work on Langham Place, a hotel and residence to be managed by renowned hotelier The Langham, also began during 2018. Presented in a dual tower format, the hotel tower features 169 rooms, while the second residential building includes 239 serviced one, two and three-bedroom apartments, and a selection of deluxe penthouses. BSBG is managing the design and delivery of Langham Place, and has been involved since the concept stage as Lead Consultant, Executive Architect and Structural Engineer.
The BSBG-designed Aloft City Centre Deira hotel officially opened in June 2018. The hotel features 304 rooms and targets the modern-day traveller by focusing on the inclusion of technological features and contemporary design elements. BSBG worked as the Design Architect, Client Representative, Construction Supervisor and Contract Administrator for the project, completed for long-term client Majid Al Futtaim.
BLVD Crescent, a standout residential development designed by BSBG for developer Emaar, reached beyond 85% completion, with final handover expected in early 2019. BSBG provided complete design solutions from the concept stage across the three core disciplines of architecture, structural engineering and interior design for the project. Tower one reaches 47 storeys, while the smaller second tower is a 25-storey building, with both linked by an extensive podium overlooking the exclusive Sheikh Mohammed bin Rashid Boulevard in Downtown Dubai.
BSBG’s design for Sweid & Sweid’s Banyan Tree Residences – Hillside Dubai, received the accolade of Best Architecture Multiple Residence Dubai for 2018, as well as picking up two more awards for Residential High-rise Architecture Dubai and Residential High-rise Development Dubai. During 2018, the tower also topped out, reaching this important milestone in the final quarter of the year.
Perhaps one of the most hotly anticipated construction projects ever to be undertaken in Bahrain, the country’s first IKEA was completed and opened in 2018. The official opening ceremony saw the store inaugurated by HE Sheikh Khalid bin Abdulla Al Khalifa, the Deputy Prime Minister of Bahrain. BSBG completed a fast-track construction programme in just 18 months as the Lead Consultant, Design Architect, Executive Architect, Structural Engineer and Construction Supervisor.
Zaha Hadid’s The Opus opened to commercial tenants in 2019, and also received an Award of Excellence from The Council of Tall Buildings & Urban Habitat (CTBUH) in the Best Building Under 100 Metres category. BSBG worked as the Lead Consultant on delivering the iconic project for developer Omniyat. The Opus is Zaha Hadid’s first building in Dubai, and was personally designed by the late Dame herself.
Bluewaters officially opened during the course of 2018, with the Caesars Palace hotel the first to welcome guests to the island. The residential component is set for handover early in 2019, with only very minor works still left to complete. BSBG has worked as the Lead Consultant for developer Meraas in delivering the residential sector, which features 10 low-rise blocks comprising 698 apartments.
BSBG is the Lead Architect, Architect of Record, Contract Administrator and Technical Supervisor on Emaar’s Mulberry Park residential development. The superstructures are complete, while façades, MEP and landscaping are due to finish shortly. “We’re dealing purely with finishes and interior design now,” Jamie Armitage, BSBG Director of Construction told us a few months back. Since that time landscaping has also come on leaps and bounds, and the handover target of mid-2019 remains fully on course.
Visible for miles around, it’s clear to all that great progress is being made on construction of ICD Brookfield Place. The building reached some significant milestones during 2018, including the concluding the final raft pour on the major seven-storey basement carpark, and the final core wall jump on level 54 at a total height of 283 metres. Meanwhile, the five-storey retail podium concrete works have almost completed, leaving room for external glass cladding works to begin. The impressive tower façade has now reached more than 30 levels high. 2019 will see the interior design works continue to allow for a targeted early handover and tenant fit-out.
Many will be aware of the ongoing works to extend The Dubai Mall. The Zabeel Expansion is progressing towards a finish in the first half of 2019, and promises to be truly transformative; offering a new dimension to the mall experience for the end user. BSBG completed the concept design and is in charge of delivering the nine-storey development.
