Elegantly poised residential towers located in the heart of Downtown Dubai

Two residential towers, one exclusive address; BLVD Crescent is a precisely configured dual-tower residential development on Mohammed bin Rashid Boulevard, overlooking Downtown Dubai, the Burj Khalifa, The Fountains and Business Bay. The elegantly designed towers are rotated in orientation to maximise natural light and views towards the world’s tallest building for the majority of apartments, while floor-to-ceiling windows and large balconies serve to enhance the visual experience of the already impressive, feature-laden surrounding district - particularly at night.

BLVD Crescent is the first collaboration between BSBG and leading Dubai developer, Emaar. The group provided full design services on the residential project, comprised of the main tower at 47 storeys, and a second tower of 25 storeys. The towers are positioned on an elevated podium with high-end retail frontage along the boulevard. On top of the podium (which along with the basement are the two most efficient areas of development on the entire boulevard, despite the rotated towers) a landscaped terrace, two swimming pools, a yoga lawn and children’s play area create a serene, family-friendly community atmosphere for residents.

Within each tower a selection of one, two and three-bedroom apartments are stylishly presented with high-end contemporary interior décor, while at the top of each building exclusive penthouses offer unimpeded panoramic views of the Dubai skyline.

Exemplifying building efficiency

Having completed the architectural, structural and MEP design of the development, BSBG was engaged as the executive architect, and provided technical supervision of the architecture, structure, MEP and interior design throughout the construction period. The BLVD Crescent design incorporates features that improve both the living experience for residents and building efficiency. An existing district cooling network was utlised to reduce running costs for homeowners, providing air conditioning within apartments as an alternative to installation of chillers, while an LPG network was also installed to service the apartments, reducing the total electrical load and the number of transformers required. LED light fittings are used throughout the project to further reduce electrical load.

Safe delivery

BLVD Crescent was delivered by BSBG with zero LTIs (Lost Time Injury) and a total of 12 million safe man hours. The group received the first HSE Certificate of Excellence ever to be presented on an Emaar project, coming as a result of the sophisticated and committed approach to onsite safety for all construction personnel and visitors to site.
