BSBG announces engagement on Friary Park Estate Phase 3

Brewer Smith Brewer Group (BSBG) has announced its involvement in the development of the third phase of Friary Park Estate, a joint venture scheme between Peabody and Mount Anvil. A large-scale residential community located in Acton, West London, Friary Park Estate will provide 1,228 new homes, a new community centre, connected public realm and green spaces in one of the key development areas in the UK’s capital.

BSBG is engaged as the Lead Design Consultant on Phase three – the final phase of the project. This phase will produce 693 residential units split across two blocks that range from 12 to 24 storeys. The project represents the third residential scheme in partnership with long-term client and developer, Mount Anvil.

Additionally, BSBG is undertaking a Building Regulation Principal Designer (BRPD) role on the project. This is a statutory duty introduced through the UK’s post-Grenfell Building Safety Act (BSA). This role places significant responsibility on competent designers to ensure that every aspect of the project’s design is safe, compliant and fully aligned with the new regulatory framework for higher-risk buildings.

In the BRPD role, BSBG takes responsibility for submitting design documentation to the Building Safety Regulator (BSR) for the Gateway 2 application. This documentation is comprised of thousands of drawings, schedules and reports from consultants, sub-contractors and suppliers, to demonstrate full compliance with the Building Regulations.

In addition to the current role of leading and coordinating with the design team, BSBG will also be leading the statutory Gateway submissions and associated compliance reporting, maintaining tight control over specifications to prevent unapproved changes, and ultimately collating the final compliance statement from the designers, which confirms the design meets all regulatory and safety requirements.

Under the Building Safety Act, higher-risk buildings must pass through three regulatory Gateways. Gateway 1 requires a detailed fire statement at planning stage to demonstrate the proposed development’s safety. Gateway 2 demands a fully coordinated Stage 4 design - complete with subcontractor information - which must be approved before construction can commence, with any material or specification changes subject to strict regulatory control. Gateway 3 takes place at completion, where comprehensive evidence and testing documentation must confirm that the building has been constructed exactly in accordance with the approved design before it can be occupied.

Having completed a detailed design compliance review, BSBG will now lead the project through RIBA Stages 3 and 4, ensuring design excellence is matched by rigorous regulatory compliance and safety-led coordination. During Stage 5, BSBG will continue to record any changes in design raised by the Contractor (Mount Anvil), to ensure changes are clearly communicated.
