BSBG reveals design details for One River Point in Dubai

Brewer Smith Brewer Group (BSBG) has announced its roles in the design and delivery of One River Point, a new residential tower development located in Business Bay, Dubai, and the latest project to emerge from a long-term strategic partnership with one of Dubai’s leading boutique property developers, Ellington Properties.

Ellington Properties is collaborating with Dutco Group on One River Point, under the Dutco Ellington brand. BSBG is the Concept Architect, Executive Architect, Interior Designer, Executive Interior Designer, Lead Consultant and Structural Engineer on the project.
 

Designed by BSBG’s +studio, One River Point is a G+44 tower situated upon the banks of Dubai Canal, and will feature 295 units with a mix of studios, one, two, three and four-bedroom apartments and duplexes, as well as three penthouses. The residential project also presents a variety of world-class amenities focused on wellbeing and sophistication, which include a yoga studio and an immersive room – an innovative new feature space designed with full projector screens that stretch from wall to wall, enveloping visitors in a unique visual journey.
 

Michael Lewis, Group Design Director, explained more about the unique design challenges represented by a non-standard plot, and the methods his teams adopt to continue to produce high-end residential projects for Ellington Properties. He said: “We’re delighted to reveal the second high-end residential project designed for Ellington Properties. With One River Point we have added considerable value to the client in their journey towards becoming the lifestyle developer of choice in Dubai. The plot was hugely challenging, as were the efficiencies, but we went through numerous iterations and found a solution to release tremendous value.”
 

Michael continued: “Furthermore, we have released this value at a very early stage in the project cycle, utilising both our expertise and our refined technical, scientific and aesthetic processes to get advance approvals and bring solid design solutions much earlier in the process. This has enabled Ellington to bring the product to market well in advance of what one might reasonably expect for a project of this nature.”
 

Michael also explained that, in terms of design direction, +studio opted to create a balanced proportion within the façade, complemented by a series of insertions as a dynamic point of difference, and a staggered arrangement that “almost flows and dissolves into the sunset and the canal.”

Commenting on the current influx of high-end residential skyscrapers designed by +studio throughout Dubai, which also include the award-winning Peninsula Four, The Plaza by Select Group, and UH by Ellington in JLT, Michael said: “It is true that we’re creating a series of statement towers, demonstrating the depth of +studio with the strength of our design work. Our design work and methodology goes beyond the aesthetic, it encompasses the technical aspect, the control of the areas, and the value we bring to the scheme. I think our approach works very well in this regard, as exemplified by the strength of our expanding portfolio, and the client’s reception of our output.”
