BSBG reveals design details for Eltiera Heights

Brewer Smith Brewer Group (BSBG) has unveiled its design for Eltiera Heights, a refined new residential tower and community development by Ellington Properties, located in the heart of Jumeirah Islands. BSBG is the Concept Architect, Executive Architect, Lead Consultant, Structural Engineer, and Interior Designer on the project.

The project represents a new elevation in lifestyle and architectural expression for the Jumeirah Islands community - a neighbourhood renowned for its lush landscapes, tranquil waters, and carefully curated residential clusters. Rising from this serene setting, the development introduces a distinctive architectural identity, marked by fluid lines, natural integration, and a quiet sophistication that reflects its surroundings.

The tower stands as a harmonious addition to the existing landscape, offering a thoughtfully designed collection of one- to four-bedroom apartments and penthouses. These homes are conceived not only as places to live, but as elevated experiences, spaces where families can enjoy privacy, serenity, and proximity to the city’s most vibrant lifestyle destinations, from The Beach at JBR to Dubai Marina Mall.

Associate Roxanne Djaiji, commenting on the +studio design approach, shared insight into the guiding philosophy behind the project: “Eltiera Heights is designed as a sanctuary within the city - an architectural retreat that balances privacy, nature, and family-focused living. The material palette is refined and natural, the spaces open and filled with light, and the overall aesthetic is rooted in calm sophistication. It’s a place designed to feel personal, effortless, and elegant, while offering uninterrupted views and a tangible sense of connection to the natural surroundings.”

The architecture intentionally dissolves the boundaries between indoor and outdoor living. Terraces extend from each home, offering panoramic views of landscaped greenery and shimmering lakes. The form of the building itself flows in subtle curves and softened edges, complementing the organic context of Jumeirah Islands.

Michael Lewis, BSBG’s Group Design Director, highlighted the project's place within the studio’s evolving design language: “Eltiera Heights is a beautifully restrained composition. It’s calm, composed, and deliberate in every detail. This project exemplifies the way we approach design at +studio: with a deep respect for context, and a focus on timeless materials and craftsmanship. The façade treatment is simple yet expressive, and the architectural language is one that listens to its environment rather than competing with it.”

Eltiera Heights offers residents an abundance of wellness-focused and leisure-rich amenities. An infinity-edge pool and dedicated kids’ pool sit alongside outdoor seating areas and sun loungers, nestled within a garden-inspired podium. Families will enjoy open-air playgrounds and a vibrant games station, while fitness enthusiasts benefit from a modern gym, yoga studio, steam and sauna rooms, and dedicated cycling infrastructure including repair stations.

A lifestyle podium features a communal table for shared gatherings, water features designed for relaxation, and thoughtfully integrated social spaces for dining, play, or quiet reflection.

Roxanne continued: “With Jumeirah Islands as its backdrop, Eltiera Heights embraces the unique pace of life that defines this part of Dubai. Though minutes from the city’s most energetic hubs, the development invites a slower, more intentional rhythm - one shaped by lakefront jogs, peaceful morning coffee, and evenings spent watching sunsets from generous private terraces.”

Eltiera Heights is the latest project to come to fruition as a result of the long-term partnership between BSBG and Ellington Properties.
