Project Announcement | Pavilion at The Beach

Brewer Smith Brewer Group (BSBG) has announced its roles as the Design Architect, Architect of Record, Lead Consultant and Structural Engineer on the Pavilion at The Beach project. The Pavilion is a new retail and dining destination located within the existing masterplan of The Beach, a renowned beachfront development originally delivered by the group in 2014. The intervention project is currently on site, with BSBG also providing Construction Supervision to guide the structure through to completion.

Designed by BSBG +studio, the 1,394m² Pavilion at The Beach will house six licensed restaurants within an enclosed, temperature-controlled environment to enable year-round use. The project becomes the latest in the BSBG portfolio to benefit from the use of an EFTE (Ethylene tetrafluoroethylene) roofing system. EFTE allows for plenty of natural light, while reducing both the solar heat load and the structural elements that would be required if a glass roof/skylights were installed. The Pavilion will provide a comfortable leisure environment all-year round.

Michael Lewis, Group Design Director, explained that the dining quarter within the existing masterplan was identified as a zone with potential to release extended value to the already popular beachfront. “We saw an opportunity to create a high energy, branded F&B experience, creating a new enclosed courtyard with a roof, as well as licensed terraces overlooking the beachfront towards Bluewaters.”

Zahid Kazi, Senior Project Engineer, is onsite overseeing the construction of the project. He explained more about the current status of the works: “Phase One of construction was completed at the end of 2021, namely the terraces and landscaping facing the beachfront. We have now completed the steel structural framing and the ETFE roof system. Façade works are ongoing, progress is being made and the project is shaping up very well. After completion, I’m certain The Pavilion will be a great place to visit.”

The project, which is a joint venture between long-term BSBG clients, Merex Investment and Brookfield Asset Management, is scheduled to open early this year. Merex Investment is a joint venture between Dubai Holding and Brookfield Asset Management formed in 2019, focused on creating long term value for Dubai’s residents and business community. The joint venture, valued at approximately AED 5 billion (US$1.4 billion), owns and operates a diversified portfolio of retail assets, including The Beach, City Walk and La Mer that span over two million square feet, and host over 550 retail, leisure and entertainment tenants.
