There are numerous factors and design nuances at play which contribute to the success of the hotel, however it is the planning strategy which ultimately achieved so much for the client, Majid Al Futtaim. The hotel sits upon a brownfield site of just 28,000 m2, with Deira City Centre Mall at the rear, and a main highway directly in front.
The restrictive GFA and surrounding infrastructure, which includes a service road that splits the mall and the highway, led to BSBG adopting a stacking approach for the hotel’s myriad back-of-house functions, maintaining segmentation with public areas through careful, intelligent use of space. The hotel achieves a continuity within the public areas, while simultaneously achieving optimal operational efficiency; a huge accomplishment for a 304-key hotel on a plot which offers less than 30,000 m2.
The precision planning of Aloft City Centre Deira included the process of construction, streamlined through the use of modular manufacture of bathroom pods to vastly reduce cost and time for the client, while achieving a higher, more consistent standard of build.
The commitment to incorporating sustainable and environmentally conscientious initiatives through design, planning and construction, earned Aloft City Centre Deira the much-heralded LEED® Gold rating for green building design. The hotel is also fully compliant with the Dubai Municipality Green Building Regulations.
