There are a number of design features completely unique to this development. Firstly, the plot masterplan moves away from the traditional cluster format deployed throughout JLT - a regimented cluster district that invariably features groups of three towers resting upon a raised, large scale podium with car parking. BSBG drove the parking into the basement level and dispensed with the podium approach, creating new areas of space to incorporate many of the amenities that elevate Banyan Tree Residences - Hillside Dubai.
The crown and façade of the building were intensively explored throughout the concept phase, with the tower façade designed linearly, creating a series of framed diverging segments as it moves through the floors. The framing aesthetic is created with protruding vertical fins which effectively dissect the tower into three segments of different sizes. This vertical articulation is augmented by a secondary horizontal expression at every floor level.
The creation of slimline balconies and inclusion of floor-to-ceiling glass adds to the elegant nature of the building. The glazing concept prioritises the provision of unimpeded views of the picturesque surrounds afforded to residents. An area of focus in this regard relates to the substantial reduction of the amount and appearance of transoms and mullions, with expansive panes of glass in all units, offering both natural light and unobstructed landscapes all at once. This façade concept continues to the crown of the building, as the fins reach the tower pinnacle, before melting away into the roof.
