“Complex mixed-use schemes such as this are hugely challenging, from the wider masterplanning to destination development – but it’s a process we really embrace within the studio, and we’re incredibly proud of the final outcome.”

Efficiency and functionality

Architecturally, the project combines clarity of form with functional efficiency. Clean, contemporary façades establish a refined identity aligned with the forward-looking DMCC brand, while highly efficient floor plates and central cores provide flexibility for both multi-tenant and single-user occupancy. The massing and orientation strengthen links to surrounding buildings and public spaces, ensuring seamless integration within the wider urban framework.

Connected and complementary to the wider masterplan

At podium level, an activated public realm integrates retail and F&B with landscaped spaces, encouraging footfall and creating a vibrant, experience-led commercial environment. The design is supported by sustainable strategies, including optimised daylighting, energy-efficient systems and environmentally responsive engineering solutions.

The result is a cohesive and future-ready development that balances commercial performance, urban connectivity and architectural presence.
