Having picked up three 2018 International Property Awards, the BSBG design for Banyan Tree Residences – Hillside Dubai has been very well-received across the board. To provide some insight into why the project has proved such a success, in this blog we present an overview of some of the main features of the design that have served to make this unique development a triple prize winner. The project is now at an advanced stage of construction. The tower concrete pour has reached floor 28, with the façade following closely behind. Meanwhile, the clubhouse is now visible to passersby from the road.

An overview

Banyan Tree Residences – Hillside Dubai is a 31-storey tower featuring 244 units and seven duplex garden homes set within a carefully planned and landscaped plot that covers 110,00 sq. ft. There are a number of features and amenities that give the development a distinct presence in Jumeirah Lakes Towers (JLT), Dubai.

The emphasis of the project was on maximising the large amount of space provided by the plot to offer more than just a residence of the highest quality finishings and layout. Banyan Tree Residences – Hillside Dubai has been designed as a sanctuary for its residents, a resort-style development presenting state-of-the-art facilities and amenities that contribute to a luxury standard of living.

The extensive plot is more three times the size of an average single tower residential plot in Dubai (usually 30,000 sq. ft.). The plot features two levels of basement parking; a large clubhouse comprising the Banyan spa, a squash court and gymnasium; a large adult pool (31-metres), a children’s pool, a promenade, landscaped gardens and a pristine lawn, a courtyard and play area, a climbing wall for children, a perimeter wall and 24-hour security. This is a full service BSBG project, which includes Architecture, Engineering and Interior Design.

The tower and crown

The aim of the approach towards the façade design of the tower was to achieve a distinctive, sui generis aesthetic, while also giving deference to the surrounding architecture. A departure from the standard slick curtain wall appearance for residential towers in the vicinity was sought by the client; this was accomplished by expressing the structural components as vertical fins and incorporating a secondary horizontal expression at every floor level. An Exterior Insulation and Finish System (EIFS) and floor-to-ceiling double glazing feature throughout the building, leading to the distinctive crown – a subtle element, portraying elegance and providing a complementary feature to the beauty and linearity of the façade. On the ground floor level, a triple-height glazed entrance provides all-day sunlight for the lobby and an initial point of focus for visitors to the residence.

Interior design

The interior design of Banyan Tree Residences – Hillside Dubai is founded on refined sophistication, reflective of the lifestyle of its residents. Aesthetically, the interiors focus on creating a harmonious synergy between outdoor and in, with floor-to-ceiling windows 3.2 metres in height serving to create a uniquely formulated ambience in all living spaces, allowing for maximisation of natural light and some extraordinary views across Dubai’s most prominent landmarks.

Each of the bedrooms features its own en-suite bathroom, complete with contemporary fixtures and fittings, in keeping with those most commonly found at a high-end five-star hotel. Each room across all apartments, penthouses and townhouses, is designed with an attention to detail founded upon the concept of luxury, sophistication and serenity. The quality of the furnishings, finishings, fixtures and fittings is second to none, and modern appliances from some of the world’s top manufacturers are featured throughout. The interiors boast smart layouts with a language of design that speaks to the modern end-user, providing a fulfilling living experience.

The masterplan

The re-imagination of the traditional, standardised cluster format present within each existing JLT development gives Banyan Tree Residences – Hillside Dubai its unique status. Traditionally in JLT, residences are presented in uniformed clusters, with up to three towers resting on a master podium which also features overground parking and a centralised entry/exit ramp that serves to divide the plot space. This approach was discarded for the project. No raised podium, no overground parking. Exit and entry points, instead of being positioned centrally, are shifted ninety degrees to minimise the impact on the wider masterplan. This means that tranquil spaces remain undisturbed. Landscaping of the site adds the final impression to Banyan Tree Residences – Hillside Dubai. Tree-lined walkways, lush green lawns and decorative elements re-emphasise the development’s presence as a serene urban retreat, with a connection to nature.

The clubhouse

This is one of the features of this development that serves to distinguish Banyan Tree Residences – Hillside Dubai from other similar residences. The clubhouse is designed as a complex within a complex, using the same finishes as the main tower, and with equal attention paid to maximising natural light and the use of space. This feature building comprises an elevated gym, a squash court, steam rooms and saunas, as well as a café with outdoor dining space and function/play room for kids. Within the clubhouse, the Banyan Tree Spa takes prominence, as a world-renowned feature of the hotelier’s offering for guests. The spa will offer treatments which provide a sanctuary for the senses, and include oriental massage, facials and an array of alternative therapeutic treatments for physical, mental and spiritual renewal.

In attracting a hotel brand that is world renowned for its luxurious amenities and emphasis on providing a higher level of relaxation and escapism to its visitors, Banyan Tree Residences – Hillside Dubai has accomplished all that was envisioned, and marks another successful partnership between BSBG and developer Sweid & Sweid. As construction continues and the tower approaches its 31-storey apogee, a high level of interest continues (it is the most viewed project on our website), and anticipation of its late-2019 finish is palpable. In the meantime, for those interested, a show home on display at the site. Banyan Tree Residences – Hillside Dubai is a truly unique residential development, and units are in high demand. Those interested in experiencing a different flow to life in Dubai and a new standard of living would be well-advised to get in sooner rather than later.
